Westfield has launched its first major UK office development in the heart of London’s Olympic zone.
The 130,000 sq ft building is now ready for occupation by those seeking office spaces between 10,000 and 60,000 sq ft.
One Stratford Place is the first phase of offices to be developed in Westfield Stratford City, which will eventually offer a further one million sq ft of office space. The developers claim it will offer some of the most immediate and largest pre-let facilities in London.
An additional one million sq ft of office space in three further phases will be made available after next year’s Olympic Games.
Prospective tenants may be attracted to its location at the end of the footbridge which heads into the Olympic Park and offers a view of the entire Olympic site, as well as Canary Wharf and the City of London. It is said to be the only grade ‘A’ specification office facility in the Olympic zone that will be available for businesses to move into before the Games begin in July.
Westfield Stratford City director John Burton said: “Within just two weeks of opening Westfield Stratford City, it is firmly established as a thriving destination with over a million visitors in the first week. The launch of this building signals Stratford’s coming of age not just as a retail destination, but also as London’s newest office location. We are hugely encouraged by the strong levels of interest shown in this space already.”
The office space has 21,000 sq ft floor plates and is designed to be flexible and efficient for businesses which may change or expand in the future. A large number of amenities are available within easy reach of the office development, including more than 250 retail outlets, three hotels, 70 dining facilities, a 14-lane bowling alley and a 17-screen cinema. It is the first retail-led development to be designed and accredited with Secured by Design.
One Stratford Place will host the British Olympic Association during the Games, while Team GB will occupy 21,000 sq ft of the building’s eighth floor from January next year. Once the Olympics are over, the space will then be passed on to the British Paralympic Association to assist Paralympics GB.
Westfield has appointed CB Richard Ellis and Cushman & Wakefield as leasing agents.
